customer project
Optimization of district heating in multi-storey residential buildings
How ÖSW AG reduces heating costs with smart technology and makes its portfolio future-proof.
Project overview
Building
Building type: Multi-family house
Year of construction: 1986
Living area: 3,423 m²
Residential units: 47
Heating system: District heating
Results
Optimized heating center: Dynamic hydraulic balancing
Expected heating energy savings of ~25 %
Heating curve optimized
System temperature reduced
Initial Situation
The building was equipped with an oversized district heating system, which led to high fixed costs. A lack of hydraulic balancing and inefficient control resulted in unnecessarily high peak outputs, energy losses, and uneven heat distribution, causing overheating in many apartments.
Objective
The project aimed to reduce district heating consumption and operating costs through more efficient heating control. A dynamic hydraulic balancing ensures even heat distribution and prevents overheating. Additionally, the system is being prepared for future sustainable heating technologies.
Energy savings: Reduction of district heating consumption and lowering of operating costs
Even heat distribution: Dynamic hydraulic balancing to avoid overheating
Future-proofing: Optimization as preparation for sustainable heating technologies
Measures in Detail
Dynamic Hydraulic Balancing
Installation of smart control valves with intelligent control to optimize heat distribution and reduce energy consumption.
Optimization of Heating Curves
Lowering system temperatures to minimize energy losses and avoid overheating in individual apartments.
Consumption Monitoring
Continuous analysis of peak loads to reduce power costs and improve the efficiency of the system in the long term.
Results & Savings
Optimized Heating Center: Dynamic hydraulic balancing of the heating system
Reduction of System Temperatures & Savings: Adjustment of the heating curve to avoid overheating and lowering of the supply temperature. Expected energy savings: ~25% compared to previous years.
Return on Investment for the Wohnio Solution (after funding): Expected 1.8 years.
Expected CO₂ Savings: ~21 tons annually.
Role Model Character & Outlook
This project demonstrated how the energy consumption of a district heating system could be optimized through intelligent control and hydraulic balancing – without significant structural interventions. The results serve as a blueprint for other existing buildings.
In the future, the measures are to be applied to other properties. By means of digital monitoring, savings potentials are continuously identified to make heat supply sustainably more efficient in the long run.
